PHASE I INVESTIGATIONS

Confidential Client, National Financial Lending Institution

We have conducted numerous Phase I and Phase II Environmental Site Assessments throughout California for this major bank. The following project is typical of the work performed for this client.

We conducted a Phase I Environmental Site Assessment of a storage yard and warehouse in the Sacramento area. The results of the Phase I Environmental Site Assessment indicated possible impact by petroleum hydrocarbons, volatile organic compounds, polychlorinated biphenyls, or metals, at certain locations in the storage yard area and beneath the concrete slab of the warehouse. We were retained to perform a Phase II Environmental Site Assessment and collected soil samples for analysis of suspected constituents. Results of the analysis established that observed impacts were limited to surface soil and could most likely be remediated by the excavation and removal of a relatively small volume of impacted soil in several locations. We recommended collecting additional soil samples and a composite sample to be analyzed for all detected constituents after excavation to assure that the site was fully remediated.

We have conducted numerous Environmental Site Assessments throughout California and Washington for this major insurance company. The following project is a typical example of the work performed for this client.

We conducted Phase I Environmental Site Assessments of four large industrial/commercial sites in Southern California. The objective of these investigations was to assess the presence or absence of hazardous materials at the sites, or in the subsurface of the sites, from improper storage, handling, generating, or disposal of hazardous materials or waste at or in the immediate vicinity of the sites.

The scope of work included review of available background data on the sites and vicinities, review of records of local, state, and federal agencies related to the presence of potentially hazardous materials on the sites or vicinities, interviews with property owners and others who may have had knowledge of hazardous materials usage on the sites or vicinities, review of geologic and hydrogeologic setting, review of files and personal communications with personnel at various governmental agencies, review of aerial photographs to assess historic land use and property development, site reconnaissance to observe the present site conditions related to the presence of potentially hazardous materials at the sites and site vicinities, and review of available reports prepared by others for the sites and vicinities. The investigation included preparation of a 50-year chain-of-title search relating to former deeds and leases of the sites. We prepared summary reports presenting the results of the investigations, which included options, conclusions, and recommendations for further assessment where warranted.
